The Turkish citizenship law, published in the Turkish Official Gazette on 19-09-2018, includes the possibility of applying for Turkish citizenship through one of the following methods:
- Purchasing a property worth more than 250,000 USD, with a commitment not to sell it for 3 years.
- Making a fixed investment of at least 500,000 USD.
- Providing job opportunities for at least 50 Turkish citizens.
- Depositing an amount of no less than 500,000 USD in a Turkish bank.
Turkish citizenship can be obtained through real estate investment of more than 400,000 USD in Turkey, with a commitment not to sell the property for 3 years.
The conditions for obtaining Turkish citizenship include:
- Purchasing a property in Turkey from a Turkish citizen or a Turkish legal entity (e.g., a Turkish real estate company).
- The property must have a legal title deed (floor easement deed – Tapu), even if it is under construction.
- The property price must exceed 250,000 USD.
- The property price must be paid via a bank transfer from a bank inside or outside Turkey.
- The buyer must commit not to sell the property for 3 years.
It is a renewable short-term residency granted to foreigners who own a property or properties in Turkey. The real estate residency (residency in Turkey through property purchase) is typically granted for one year, and the spouse and children under 18 years old are also eligible to obtain residency as dependents of the owner.
The most important advantages of real estate residency include:
- The property owner and their family are entitled to all residency rights in Turkey, allowing entry to Turkey without visas or prior security approvals.
- Real estate residency shares several aspects with tourist residency, but it is stronger in terms of renewability and duration.
- Opening a bank account in a Turkish bank, with full banking freedom to receive and send money.
- The ability to apply for visas to other countries from within Turkey.
- The possibility of obtaining a Turkish driver’s license.
- The right to own a private car in Turkey.
- The opportunity to obtain medical insurance in Turkish hospitals.
- Enrollment in Turkish schools and universities.
- Holders of real estate residency can apply for Turkish citizenship if the value of their properties reaches 400,000 USD, subject to specific conditions.
To obtain real estate residency, the following is required:
- The foreigner must own a residential property or a property intended for residency, used for living purposes.
- The property must be registered in the Tapu and have a title deed.
- All required documents and necessary proofs must be provided.
